Re: Request to end my lease early, [Your address]

Dear [Landlord's name],

I'm writing to ask you to let me end my lease at [Your address] early, with my last day in the unit on [last day in the unit]. I've taken a new job that requires me to move.

To make the change easier:

  • I'll keep paying rent through my last day in the unit.
  • I'd be glad to help find a qualified replacement tenant and send anyone interested to you.
  • You're welcome to show the unit to new renters with reasonable notice.

Please let me know in writing whether you'll release me from the lease as of [last day in the unit], and what, if anything, you'd ask me to pay.

I'll send you my forwarding address in writing before I move out.

Thank you for considering this request.

Sincerely,

Signature

When to use this letter

Use it when you need to leave before your lease ends. For most reasons, such as a new job or a move for your health, it’s a request: your landlord can agree, refuse or agree on terms. A clear, polite letter with something to offer makes a yes more likely.

Two cases can be different. Military orders give you a federal right to end the lease, and the letter becomes a notice. Domestic violence gives you that right in many states, and the letter becomes a notice when you name your state’s law.

If your lease is ending anyway or you’re month-to-month, you don’t need to break it: give notice with the 30-day notice letter. To see what leaving early could cost first, try the break lease cost calculator.

How to use the generator

  1. Add your details and your landlord’s. Use the address your lease gives for notices, if it has one.
  2. Pick why you’re leaving. Add a sentence if you want to, and share only what you’re comfortable with.
  3. Enter your last day in the unit and when the lease ends. For military orders, pick the kind of orders, the day your rent is due and, if you’re mailing it, the date your landlord will have it: the generator works out when the lease ends.
  4. Choose what you’ll offer: rent through your last day, the early termination fee, help finding a replacement tenant and showings.
  5. Download the PDF or copy the text, then send it the way your lease asks.

The letter’s date is today’s date unless you change it. Your answers stay in your browser, and a draft is saved on this device until you press Clear.

Re: Request to end my lease early, 100 Main Street, Apt 2B

Dear Pat Morgan,

I'm writing to ask you to let me end my lease at 100 Main Street, Apt 2B early, with my last day in the unit on March 31, 2027. The lease runs until August 31, 2027. I've taken a new job that requires me to move. The new position is in Denver and starts on April 5.

To make the change easier:

  • I'll keep paying rent through my last day in the unit.
  • I'll pay the early termination fee of $1,500 that my lease sets.
  • I'd be glad to help find a qualified replacement tenant and send anyone interested to you.
  • You're welcome to show the unit to new renters with reasonable notice.

Please let me know in writing whether you'll release me from the lease as of March 31, 2027, and what, if anything, you'd ask me to pay.

Please send my security deposit and any mail for me to my forwarding address: 45 River Road, Unit 7, Denver, CO 80202.

Thank you for considering this request.

Sincerely,

Signature

Jordan Ellis

What to include

  • The date of the letter and the unit’s address.
  • Your last day in the unit, the day you’ll hand back the keys, and when the lease would otherwise end.
  • Why you’re leaving, in a sentence. You don’t owe your landlord the details.
  • What you’ll offer: rent through your last day, the fee your lease sets, help finding a replacement tenant, showings.
  • Your forwarding address, so your deposit and any mail can reach you.
  • A request for a written answer, so any deal is on paper.

Military orders: a notice under the SCRA

The Servicemembers Civil Relief Act lets you end a residential lease you signed before entering military service, or before you received orders for a permanent change of station or a deployment of at least 90 days.

  • Deliver written notice and a copy of your orders. A notice or letter from your commanding officer counts as orders under the Act. You can deliver it by hand, by a private carrier, by mail with a return receipt or electronically, such as by email.
  • The end date. For a lease with monthly rent, it ends 30 days after the next rent due date following delivery. A letter dated June 10, 2027 that your landlord has on June 14, 2027 ends the lease July 31, 2027: 30 days after the next rent due date, July 1, 2027.
  • What you pay. Rent up to the end date is prorated, and the landlord can’t charge an early termination fee. Reasonable charges for excess wear and other amounts you owe under the lease can still apply.
  • Money paid ahead. Rent you’ve paid for the time after the end date has to come back to you within 30 days.

Pick Military orders in the generator and it writes the notice, works out the end date and lists the copy of your orders as an enclosure.

Domestic violence and your safety

The National Housing Law Project counted 40 states with early lease termination laws for survivors as of September 2023. The rules differ, including the notice and the papers they ask for, so check your state’s law or ask a local legal aid office. In housing covered by federal programs, the Violence Against Women Act also provides emergency transfers to another unit.

If your state has such a law, enter its name in the generator, and the letter gives notice under it instead of asking. Either way, the letter says only that you’re leaving for your safety; share more only as the law requires.

The National Domestic Violence Hotline can help you plan a safe move: call 1-800-799-7233 or text START to 88788.

How to send it and keep a record

  • Follow your lease. Some leases say where and how notices must be delivered.
  • Mail with proof shows when you sent it. Certified Mail costs $5.55 on top of postage, plus $4.65 for a paper return receipt that shows who signed for it (USPS prices from Oct 4, 2026).
  • Email leaves a dated record too. Save the reply.
  • Keep a copy of the letter, your orders if you sent them, and the proof that you sent it.
Heads-up

This is general information, not legal advice. Lease terms and state laws differ, and some cities add their own rules. For a big balance or a dispute, talk to a local legal aid office or a tenant lawyer before you sign anything.

After you send it

Keep paying rent until you have a written answer that says you can stop. Once your last day is set, plan the move (the moving cost calculator compares your quotes), and get the unit ready for inspection with the move-out checklist. If your deposit doesn’t come back on time, the security deposit demand letter asks for it in writing.

Frequently asked questions

How do I write a letter to break my lease?

Date the letter, give the unit's address and your last day in the unit, and say in a sentence why you're leaving. Then say what you'll do to make it easier: keep paying rent through your last day, pay the fee your lease sets, or help find a replacement tenant. Ask for a written answer, and keep a copy.

Can my landlord say no?

Yes, unless a law or your lease gives you the right to leave. A letter asking to leave early is a request: the landlord can agree, refuse or agree on terms. If your lease has an early termination clause, it sets the price.

How do I break a lease for military orders?

Under the Servicemembers Civil Relief Act, deliver written notice and a copy of your orders for a permanent change of station or a deployment of at least 90 days. For a lease with monthly rent, it ends 30 days after the next rent due date following delivery. The landlord can't charge an early termination fee, and rent you've paid for after that date comes back within 30 days.

Can I break my lease because of domestic violence?

In many states, yes: the National Housing Law Project counted 40 states with early lease termination laws for survivors as of September 2023. The rules differ, including the notice and papers they ask for, so check your state's law or a legal aid office. The National Domestic Violence Hotline, 1-800-799-7233 or text START to 88788, can help you plan.

What should I offer my landlord?

Whatever makes it easier for them to say yes: rent through your last day, the early termination fee if your lease has one, help finding a replacement tenant and showings with reasonable notice. Get any agreement in writing before you stop paying rent.

How much will it cost to break my lease?

It depends on your lease and your state: a fee, rent until the unit is re-rented, or what you agree with your landlord. The break lease cost calculator adds up each case so you know what to offer.
