When to use this letter

Use it when you’re on a month-to-month lease and want to move out, or when your lease is ending and you don’t plan to renew. A written, dated notice makes your last day clear to everyone and starts the countdown your lease or state law sets.

If you need to leave before your lease ends, that’s breaking the lease rather than giving notice. See what it could cost with the break lease cost calculator first, then ask with the break lease letter.

How to use the generator

  1. Add your details and your landlord’s. Use the address your lease gives for notices, if it has one.
  2. Pick your lease type and your last day in the unit.
  3. Enter the notice your lease or state requires. The generator counts the days to your last day and tells you if it’s short. Add the date your landlord will have the letter if you’re mailing it, since notice usually counts from receipt, and the day your rent is due, so it can warn you when your last day isn’t the end of a rental period.
  4. Choose what to ask for: a move-out inspection and how to return the keys. Add a forwarding address if you have one.
  5. Download the PDF or copy the text, then send it the way your lease asks.

The letter’s date is today’s date unless you change it. Your answers stay in your browser, and a draft is saved on this device until you press Clear.

What to include

  • The date of the letter. Notice usually counts from when it’s given or received, not from when you wrote it, so the generator can count from the date your landlord will have it.
  • A clear statement that you’re ending the tenancy or won’t renew, with the unit’s address.
  • Your last day in the unit. Make it the day you’ll hand back the keys.
  • A move-out inspection request, so you can fix small things before they turn into deductions.
  • Keys and forwarding address, so your deposit and any mail can reach you.
  • A request to confirm receipt in writing.

How much notice, in a few states

Many month-to-month leases use 30 days, but the rule depends on your lease and your state:

  • California: a periodic tenancy ends with written notice at least as long as the rent period, up to 30 days. The notice can go by certified or registered mail. (Civil Code 1946)
  • Florida: a month-to-month tenancy ends with at least 30 days' notice before the end of a monthly period. (Statutes 83.57(3))
  • Minnesota: written notice at least as long as the interval between rent due dates (or three months, whichever is less); the Attorney General's handbook reads that as one full rental period plus one day: to leave at the end of June, give notice by May 31. (Minnesota Statutes 504B.135)
  • New York, outside New York City: you can end a month-to-month tenancy with at least one month's notice before the end of the term. (Real Property Law 232-b)
  • Texas: a month-to-month tenancy ends on the later of the date in your notice or one month after you give it, unless you both signed an agreement that says otherwise. (Property Code 91.001)
  • Washington: a month-to-month tenancy ends with written notice of 20 days or more before the end of a rental period. (RCW 59.18.200)

These are examples, not a complete list. Your lease may require more notice than your state’s minimum, and some cities have their own rules. Check both before you pick your last day.

How to send it and keep a record

  • Follow your lease. Some leases say where and how notices must be delivered.
  • Mail with proof shows when you sent it. Certified Mail costs $5.55 on top of postage, plus $4.65 for a paper return receipt that shows who signed for it (USPS prices from Oct 4, 2026).
  • Email leaves a dated record too. Save the reply.
  • Keep a copy of the letter and the proof that you sent it until your deposit comes back.

After you send it

Plan your last month: book the move (the moving cost calculator compares your quotes), schedule the inspection, and clean and photograph every room before you hand back the keys. The move-out checklist puts all of it in order, and the moving checklist dates the rest of the move, from utilities to your change of address. If you move out partway through a month, the prorated rent calculator shows how much rent covers the days you’re there.

Renter tip

Count the days before you send the notice, not after. If it’s a few days short, sending it today instead of next week can save you a month of rent.

Frequently asked questions

How do I write a 30-day notice to my landlord?

Date the letter, say that you're ending your month-to-month tenancy or won't renew your lease, and give your last day in the unit. Ask for a move-out inspection, say how you'll return the keys, give a forwarding address and ask your landlord to confirm they got it. Keep a copy.

How much notice do I need to give to move out?

It depends on your lease and your state. Many month-to-month leases use 30 days, but rules differ: some states count notice to the end of a rental period, and some leases ask for more. Check your lease first, then the state examples on this page.

Does my notice have to line up with the end of the month?

In some states it does. Florida and Washington, for example, count notice before the end of a rental period. In Texas, a month-to-month tenancy ends on the later of the date in your notice or one month after you give it. Enter the day your rent is due and the generator warns you when your last day isn't the end of a period. Check your lease and your state's rule.

Do I need to give notice if my lease is ending anyway?

Often, yes. Many leases renew automatically or turn into month-to-month unless you give notice by a certain date. Read the renewal and notice sections of your lease, and give notice in writing either way.

How should I deliver the notice?

Use the method your lease names, if it names one. Mail with proof or email gives you a dated record, and California, for example, lets either side send a notice ending a month-to-month tenancy by certified or registered mail. Keep a copy and any reply.

What if I need to move out before my lease ends?

That's breaking a lease, not giving notice, and it can cost more. Read your lease's early termination terms, and estimate the cost with the break lease cost calculator.
